Registered home sales during the first quarter increased 13.6% over the previous quarter
14th June 2021The College of Registrars in its Real Estate Registry Statistics for the first quarter of 2021 analyzes, among others, the behavior that reflects the current trends of Spaniards in the purchase of homes: the proportion of flats and single-family homes, average surface area, and proportion of purchases in capitals in front of their province. This Quarter also includes a report on average prices, in addition to the traditional Case & Shiller price index applied to Spain.
Median house prices continue to show notable strength in both its quarterly and year-on-year results.
The Valencian Community in new construction has decreased by -2.5% and in used it has decreased by -3.1%
But median house prices continue to show notable strength in both quarterly and year-on-year results. The € 1,781 / m2 in the first quarter represent an increase of 4.83% compared to the previous quarter, caused by the strength in new housing (8.5%), with growth in used housing being more moderate (3.42%). It should be borne in mind that new housing barely represents 2 out of 10 operations and sometimes collects purchase and sale agreements with an average advance of two years, so they do not always collect the behavior. Current market, therefore the evolution of the prices of used housing is more representative.
The annualized results show a more structural behavior, in which for the whole of Spain the 1,762 € / m2 average price has meant an interannual increase of 0.9%, caused by the intensity in new housing (8.6%), since used housing registers a decrease of -1.6% in prices.
By CC. AA. In the first quarter, the highest average prices were located in Madrid (€ 2,829 / m2), the Basque Country (€ 2,815 / m2), the Balearic Islands (€ 2,608 / m2) and Catalonia (€ 2,222 / m2). In the opposite direction, the lowest prices were registered in Extremadura (€ 714 / m2) and Castilla La Mancha (€ 841 / m2), the only communities below € 1,000 / m2.
Between January and March, 129,228 house purchases were registered in the Property Registries, with an increase of 13.6% over the previous quarter.
In new housing, 28,192 purchases and sales have been registered (a 23.4% growth over the previous quarter). The used housing registered 101,036 operations, with a quarterly increase of 11.1%.
With respect to the same quarter of 2020, the interannual decrease in the first quarter was 15.2%. In the last twelve months, 421,769 home sales have been registered, falling back to annual levels of the first half of 2017.
