If you are going to buy a house, pay attention to the certificate of non-existence of urban planning infraction
2nd June 2022REAL ESTATE GROUP NEXUS, INFORMS
Why should I request this type of document?
Messi's case is the best example. “It is convenient to know that when there is a sanctioning file, the city council makes an entry in the property registry and this is reflected in the simple copy of the property. However, these annotations, like embargoes, have an expiration period, so the fact that the file is not reflected does not necessarily mean that it does not exist. So the only way to find out is through the certificate of non-existence of urban infraction”, clarifies this expert.
In other words, “If you do not expressly request this certificate and you trust only the simple note, you cannot ensure that there is no sanctioning file that entails measures to reestablish urban legality and/or that implies the demolition of the building. ", keep going.
