4th August 2021According to the report that the appraiser Tinsa prepares each year on the real estate market, the holiday home segment has maintained a certain level of activity and has shown greater resistance than the first residence market on the coast during the first year since the beginning of the pandemic, and, especially, in the first months of 2021. It is one of the conclusions of the Housing in Costa 2021 report, prepared by the real estate appraisal company Tinsa, which reflects that two thirds of the coastal municipalities registered falls year-on-year price in the first quarter of 2021. The report also analyzes the coast of the province of Alicante, speaks of stabilization of the sector in the Marina Alta, and of a southern area, from Calp to Pilar de la Horadada more resentful. He also cites the cases of Elche and Orihuela, where prices have risen.
The decline in sales has been more attenuated in the second home segment, with price adjustments mostly below 5%. Specific upward trends have even been identified in some locations. Promoter activity has registered generalized positive figures for single-family typologies and a significant number of areas show growth in the number of total visas.
Within the Valencian Community, the markets that have experienced the most intense declines, according to the technicians, are located in Valencia and Alicante, between Calp and Pilar de la Horadada. The coastal towns that registered the highest number of home sales in 2020, excluding provincial capitals, were Torrevieja (3,428 homes) and Orihuela (2,841 sales).
