Registration in the Property Registry constitutes the mortgage and, therefore, the guarantee that the bank has for the repayment of the loan. The fees accruing from the registration in the Registry correspond to pay them to the Bank. Once the registration in the registry has been carried out, an email will be sent to the borrower, which literally contains the dispatch note of the qualification made by the Registrar, as well as a simple literal note with the content that has been reflected in the Registry. Sending this data to email is a free service.

It may happen that the home that we are going to acquire is encumbered with the mortgage established by the seller to finance its acquisition or, in the case of a new home, with the mortgage established by the developer to finance the construction. In such cases, it is important to know that the buyer is not obliged to subrogate the mortgage loan contracted by the seller, but may demand that the previous mortgage be canceled, and obtain a new mortgage loan from another entity that offers better conditions.
