The article highlights that housing is one of the main problems in Spain, with high rents, unaffordable mortgages, evictions, and illegal occupation. The lack of supply and the increase in rental prices have especially affected young people and the most vulnerable families. The rise in interest rates has slowed down the buying and selling of homes and has made mortgages more expensive, affecting indebted families and those who planned to buy a home.
Despite this, it is expected that housing prices will decrease in the real estate market, although inflation and the loss of saving capacity for families limit the possibilities for buyers. Furthermore, concerns about delinquency and illegal occupation are mentioned as possible consequences of the increases in interest rates.
Regarding the proposals of the political parties, the PSOE proposes a housing plan for affordable rentals, housing rehabilitation, mortgage guarantees for young people, and measures to combat illegal occupation. The PP also proposes mortgage guarantees for young people, promotion of affordable rentals and social housing, repeal of the Housing Law, and an "anti-occupation" plan. Vox seeks to repeal the Housing Law, promote land liberalization, and implement fiscal measures. Sumar proposes to expand the public housing stock, establish protection measures for mortgage holders, and make improvements to the Housing Law.
In general, the parties agree on the need to address the housing issue, although they differ in their approaches and specific proposals.
