How can I know the energy efficiency of my home?
3rd November 2025
Knowing the energy efficiency of a home is essential to understand its consumption, reduce bills, and increase comfort and market value. In addition, the energy certificate is mandatory in Spain for selling or renting a property. Since 2022, thanks to the collaboration between the Ministry for the Ecological Transition and the Demographic Challenge (MITECO), anyone can check their property's energy certificate through a public geoportal.
To obtain the official certificate, an assessment by a qualified technician is required, as doing it yourself has no legal validity. This professional evaluates the building’s characteristics and issues the energy efficiency label, which classifies homes from letter A (most efficient) to G (least efficient).
The efficiency calculation is based on the annual consumption of non-renewable primary energy and CO₂ emissions, taking into account systems such as heating, hot water, ventilation, and lighting. These indicators reflect both the environmental impact of the property and its energy consumption under normal usage conditions.
The main factors influencing the certificate include the climatic zone, the size and layout of the home, and thermal insulation. Elements such as wall and roof materials, windows, and doors play a key role in achieving a higher energy rating and, consequently, greater savings and sustainability.
